盛港安谷弯(Anchorvale Crescent)的一幅执行共管公寓(Ola EC)地段昨天招标截止,最高标价仅比第二高标价多出899元,为历来差距最小的一次,实属罕见。

有七方人马竞标这幅地段,拔得头筹的是本地发展商毅雅地产(Evia Real Estate)和马来西亚基础设施和城镇发展金务大(Gamuda)组成的财团。它们开出的标价为3亿1888万8899元,相当于容积率每平方英尺576.238元。 第二高的标价是3亿1888万8000万元,相当于每平方英尺576.237元。也就是说,以尺价计算,第一和第二高标价差距只有0.1分。出价第二高的是青建地产(南洋)。 安谷弯的EC地段是今年上半年政府售地计划(GLS)备售名单地段之一,建屋发展局列出的最低投标价是2亿5500万元,7月有发展商以这个价格将地段勾出。 这幅99年地契地段面积约18万4461平方英尺,容积率为3,可建约550个单位。这是政府7月份推出新一轮楼市降温措施后,首幅公开招标的EC地段。 由于该地段位于即将启用的盛港综合与社区医院正对面,两者之间只隔了一条安谷街(Anchorvale Street),为了避免影响医院患者休息,建屋局也对得标者设下多项要求。地段也靠近盛港地铁站和振林(Cheng Lim)轻轨站。 分析师指出,首两个最高标价近相差一个马鼻,最高与最低标价也仅相差15%,显示发展商开价持谨慎态度,堪称短兵相接。 莱坊高级咨询与研究部主管李乃佳接受《联合早报》访问时说,竞标价格差距小,显示发展商在制定标价时应该有同样的考虑,不过度抬高标价。 高力国际新加坡研究部主管宋明蔚也认为,标价反映出发展商在定价方面的共识。 不过,尽管出价谨慎,仍显示出发展商志在必得。仲量联行新加坡研究与咨询部董事王德辉指出,毅雅地产和金务大在竞标榜鹅苏芒径和坎贝拉连路的两幅EC地段都没有成功后,加大竞标力度,开价比9月4日截止竞标的坎贝拉连路地段高出3.2%。 分析师认为,虽然竞标方比坎贝拉连路地段的九个竞标方稍少,但仍比最近政府售地招标情况来得踊跃,显示在政府推出新一轮降温措施之际,发展商仍看好EC。 合登房产集团研究主管李思德说:“踊跃的竞标情况,显示发展商对EC市场的信心,以及在EC市场存货有限的情况下,潜在买家的强劲需求。” 杰地集团执行总监麦俊荣说,竞标者较少,显示有些发展商可能采取观望态度。但仍有少数发展商需要填补土地库,而愿意砸重金争夺中意的地段。 综合分析师的看法,发展商的回本尺价介于900元至950元,售价料介于1050元至1150元。
